Edgewater North / The Yard

Pioneering agreement letting developer AFEW1 LLC recover costs of off-site 200 South road and utility improvements serving the Edgewater North and The Yard subdivisions from benefiting neighbors. On Feb. 11, 2025 the council tabled the agreement after the Allred family, whose farm south of Pioneer Crossing was annexed under an earlier agreement, said they were not notified and the boilerplate ignored their annexation terms.

    Tabled · 3-0

Agreement letting developer AFEW1 LLC be reimbursed by benefiting neighbors for off-site 200 South roadway and utility improvements serving the 15.15-acre Edgewater North/The Yard subdivisions; costs of $256,794.80 split among the Allred parcels ($83,010.85 and $57,914.55) and the developer ($115,869.40). A revised version returned Aug. 25 with the note that changes were made after council discussion at a previous meeting. Tabled so legal counsel Heather Schriever could negotiate clarifying language with AFEW, using the code's "benefited parcel" definition, to confirm existing homeowners would not pay for routine improvements or accessory structures. A resident asked what "development" means for an existing home and requested a postponement.
