Lone Automotive request to allow car dealership in GC-1, 105 S. 700 East Unit E

    Tabled · 5-0

The owner of a car-wrapping business in an office/warehouse unit asked the commission to interpret an auto dealership as similar to uses allowed in the GC-1 zone under Section 17.4.402(B)(12). The building has 38 stalls shared among its units; staff said dealerships require four stalls per service bay, 1.5 per 1,000 square feet of warehouse and three per 1,000 square feet of display and sales, and that parking follows land use, not a business model. Commissioner Harold Dudley worried about cars taking over the lot as on Orem's State Street. A motion to approve failed 3-2; the commission then tabled it so the applicant and owner can work with staff on an amended site plan to see whether parking can work.

    • Applicant: Lone Automotive
    • First motion to approve (Oldham/Martin) failed 3-2: Christiansen and Dudley no
    • Tabled 5-0 (Martin/Dudley)
    • Building parking: 38 stalls shared

Moved by Commissioner Rod Martin, seconded by Commissioner Harold Dudley (table). Vote: 5-0 to table, after a motion to approve failed 3-2 (Commissioners Christiansen and Dudley voting no)

Lone Automotive dealership request, 105 S. 700 East Unit E

    Denied · 7-0

Applicant Tristan Walker, who runs a car-wrapping business in the unit, asked the commission to find that an auto dealership is similar to permitted uses in the GC-1 General Commercial zone, where dealerships are not listed. The item had been tabled April 22, 2026. Development Services Director Patrick O'Brien urged denial, saying dealerships belong in the GC-2 zone fronting arterials, that the city is pursuing a rezone of the gateway area through its code rewrite, and that approving it would set a precedent pushing such uses toward residential neighbors at the back of blocks. Commissioners Chris Christiansen, Rodney Martin and Claire Oldham cited the shared, limited parking at the building; staff said code requires three stalls per 1,000 square feet of sales space plus four per service bay. The commission denied the request.
