Rockport Industrial site plan, 205 W. Frontage Road (1.43 acres)

    Approved with conditions · 5-0

Commercial site plan for a 20,000-square-foot building with 4,000 square feet of office and 16,000 square feet of warehouse divided into 17 units of a little over 1,000 square feet each, in the PI-1 Planned Industrial zone on an odd-shaped parcel along the I-15 frontage road. Conditions let the commission reduce the street-frontage landscaping width and require a post-entitlement Development Review Committee review. City Engineer Ben Hunter said UDOT has handed the frontage road to the city, the sidewalk on the west side will be widened for a master-planned side path, and drainage piping from across I-15 required a joint city-UDOT solution. Applicant Keith Smith said the constrained site allowed little else.
