Mira Vista Phase 4 condominium site plan, 530 S. 1040 East (1.05 acres)

    Approved with conditions · 5-0

Site plan for the final phase of the Mira Vista 55-and-older condominium community: one three-story, 36-foot building with 20 condos in the R3-7500 zone, about 10 feet taller than the existing two-story buildings and with larger units. Twelve new stalls are required and 32 are provided, at the citywide 9-foot standard; one stall is removed for fire hose access. Conditions require a post-entitlement review of DRC and fire marshal comments and verification of valid utility and ingress/egress easements across common areas, including whether HOA-granted easements are legally sufficient. Applicant Chris Haertel said he bought the land after the prior owner sold because of a lawsuit that was settled with the HOA, requiring the new building to have its own HOA, and that existing residents keep their parking. Partner Stephanie Herrera said units will be larger and fewer. Commissioners Rod Martin and Chris Christiansen said the lot was always planned for a fourth building.
