Jasper Lot land use map amendment, 570 E. Main Street (0.26 acres)

    Recommended for approval · 6-0

Change of the general plan designation for a lot with a single-family home and rear shop on the south side of Main Street, zoned R2-7500, from Residential High Density to General Commercial, to be followed by a GC-1 rezone. Tony Train, speaking for the applicant, said the applicant runs a small plumbing business in Lindon and would use the house as offices and the shop and garage for limited storage without new construction. Staff said a commercial site plan meeting GC-1 standards would still be required, and that GC-1 lets the commission set side setbacks up to 30 feet next to residential zones. Commissioner Claire Oldham asked about impacts on neighboring homes; Chair Anderson noted the property to the east already operates commercially.

Jasper Lot land use map amendment, 570 E. Main St.

    Approved · 4-0

Changed 0.26 acres (a single home with a storage shed, next to Sydney's Bed and Biscuit) from Residential High Density to General Commercial. The Planning Commission recommended approval, but Development Services Director Patrick O'Brien said staff had concerns that it creates a commercial island in an R2-7500 area and would intensify uses; the likely zone would be GC-1. Councilmember Carroll said she doubted the house could realistically be sold as a residence.
