Brown Warehouse rezone, 1400 South Legrand Street (Ordinance 20-18)
Denied · 5-0
The request was to rezone 9.12 acres from Resource Conservation to Mixed-Use. Staff and the Planning Commission (7-0, June 25) recommended denial, citing setbacks, dense urban form, the creek, flood risk and the Future Land Use Plan designation. Kristie Cooley, for the Country Manor HOA and 48 residents, and Steve Hoedt opposed it, Hoedt citing flooding, and Tami Pyfer emailed opposition. Lance Zollinger, for the applicant, said Mixed-Use would be a good transition and storm water would be handled. Planner Russ Holley said a flood analysis would be required and the site could hold about 270 units at base density. Council Member Jensen questioned water issues.
