Rezone from NR-6 to Community Commercial, 700 South 80 East, Ordinance 26-16 (public hearing)

    Approved · 5-0

The council rezoned a 0.17-acre undeveloped lot in the Woodruff Neighborhood so Petrichor Development LLC can build a two-unit twin home. Planner Aaron Smith said Mixed Use requires a minimum commercial area the small lot cannot meet, while Community Commercial caps commercial use and allows standalone residential. Council members said they were surprised Community Commercial allows purely residential development and suggested reviewing the code language or zone name. Staff and the Planning Commission recommended approval. No one spoke.
