Annexation near 1300 South 1700 West

The council is to consider annexing 2.68 acres from a county island, with about 0.5 acre zoned R-1-22 and about 2.18 acres zoned TH-5 (townhome), and an annexation agreement (Resolution 2026-64, Ordinance 50-2026). The agreement requires water-right dedication, conversion to Lehi City Power at the owners' expense and developer-paid utility extensions. A public hearing and vote are scheduled Oct. 27. The agreement in the packet is headed "Pasture Walk Annexation", and its Exhibit A annexation description appears as image text; the earlier note that the exhibit was blank was an extraction artifact. The description has not been compared with the annexation map.

Annexation of 2.68 acres near 1300 South 1700 West

    Pending

After a public hearing, the council is to consider Resolution 2026-64 approving an annexation agreement and Ordinance 50-2026 annexing 2.68 acres with R-1-22 zoning on about 0.5 acre and TH-5 (townhome) zoning on about 2.18 acres. The land is part of a county island and is annexed by resolution; the council accepted the petition Sept. 22 and the Planning Commission reviewed the zoning Oct. 8. The General Plan designation is Very Low-Density Residential Agriculture. The agreement requires water-right dedication of 0.79 acre-feet per acre of culinary and 2.90 acre-feet per acre of irrigation water before the plat is recorded, replacement of Rocky Mountain Power service with Lehi City Power at the owners' expense, possible road dedication, Right to Farm notices on plats, and developer-paid utility extensions. The ordinance states no protests were filed. The agreement document is headed "Pasture Walk Annexation" rather than the Logan name used on the agenda, and its Exhibit A annexation description is present in the packet as image text, so text extraction can make it look blank. Whether the description matches the Logan parcel has not been checked against the annexation map.

Logan annexation zoning, 2.68 acres at 1300 S. 1700 West

    Recommended for approval

Danny Logan asked for R-1-22 (half-acre) zoning on 0.5 acre and TH-5 on 2.18 acres of a county island at the southwest corner of 1300 South and 1700 West, consistent with its VLDRA designation. The council accepted the resolution of intent Sept. 22. The DRC noted water has already been dedicated for the R-1-22 portion, that Dry Creek must be dedicated to the city when the land develops, and that 1700 West is a minor collector with protected bike lanes and the Dry Creek trail runs on the south end. Engage Lehi reports a positive recommendation, with council action set for Oct. 27.
