Approved with conditions · 5-0
The 161.99-acre site at 2400 N. Lake Road is rezoned to Foothill Residential for 235 lots (233 single-family detached on one-third to one-acre lots). Applicant Scot Hazard said the project is bordered on three sides by major roads and requires 11 acres for infrastructure. The average lot size is 0.48 acre, below the half-acre Foothill Residential minimum, after nine lots were added to accommodate an existing home on the parcel; Wright said the minimum must be met. The council approved the amendment, rezone and master plan, then the plat with five conditions including adjusting to meet Foothill Residential minimum and average lot sizes.
