    Ranches Crossing master site plan

    Approved with conditions · 5-0

The plan has five commercial pad sites at the northeast corner of Ranches Parkway and Pony Express Parkway, with a six-foot masonry wall along Rock Creek Townhomes. The Planning Commission voted 3-1 for approval with four conditions. A traffic study shows level of service F at Rock Creek Road and Ranches Parkway, with mitigations including completing Clear Rock Road to Pony Express Parkway. Residents objected to commercial traffic on Clear Rock Road; Council Member Carolyn Love wanted sidewalk connectivity, Mayor Tom Westmoreland suggested an emergency gate, and Council Member Brett Wright said connectivity requirements were met without the extra access. Council Member Donna Burnham's motion approved with six conditions, including continuing the masonry wall along Clear Rock Road in front of the Ruby Lane townhomes and not connecting Ruby Lane to Clear Rock Road, which differs from the Planning Commission's recommendation that they connect.
