Mountainland Supply site plan

Mountainland Supply is opening a store in the Rush Creek Industrial development and needs a retaining wall on the property line, where city code requires a 3-foot setback. On Sept. 16, 2025 the council voted unanimously to approve a development agreement that allows it, after holding the vote while staff checked how the building sits next to the neighboring storage units.

    Development agreement with Mountainland Supply

    Approved · 5-0

City Attorney Marcus Draper and applicant Matt Cook discussed a new store in the Rush Creek Industrial development. Mountainland wants a retaining wall on the property line while city code requires a 3-foot setback; the agreement gives a legal path. The motion was delayed so staff could research a building on adjacent storage units behind the lot.

Moved by Council Member Brett Wright, seconded by Council Member Rich Wood. Vote: 5-0

    Discussed

Stroud said two submittals were redlined as noncompliant. The site is in the Rush Creek subdivision in the Light Manufacturing/Distribution zone, and metal is allowed only as an accent outside the Sweetwater Industrial Overlay. Applicant Bert Bradford offered contrasting panels and awnings and said metal framing was ordered early to avoid a $500,000 cost increase. Wood preferred concrete masonry or tilt-up buildings. Council members were open to flat metal paneling but not corrugated metal. No vote was taken.
