Trevor Sharp presented nine design features (six required). The council allowed a 30-foot setback exception for the service bay turn radius and accepted the orientation exception. Approved with a parapet added on the northwest corner and dark-sky compliance (full cutoff, no more than 100,000 lumens per acre, parking lot lights under 17 feet).

Applicant representative Trevor Sharp asked for approval with conditions, but updated elevations arrived late and were not reviewed publicly. Curtis said a mostly white facade does not fit the area; Gray favored tabling; Clark opposed moving an incomplete application. The council directed the applicant to improve palette harmony, articulation and accents and tabled the plan.
