Tagg-N-Go car wash rezone and site plan
Approved with conditions · 5-0
Tayler Jensen presented a car wash south of Maverik and north of Stonebridge Montessori on Ranches Parkway, rezoned to Commercial Community, with full access to Stonebridge Lane and a compact burning bush headlight screen. The traffic study showed 7 added morning and 29 added evening peak trips; the applicant estimated 440 to 500 cars a day. Resident Matthew Hicks opposed, alleging code violations on dark sky, quiet hours and traffic and a conflict of interest involving the traffic engineering firm; applicant Atkin said the firm is not linked to the developer. Michelle Blackburn objected to the Stonebridge connection, and 14 emailers opposed. City Administrator Paul Jerome said the council is limited to approving code-compliant projects; Mumford said the site was commercial before The Ranches master plan expired. The council approved the rezone and the site plan with the condition that the applicant follow the traffic study's mitigation.

The amendment corrects a Tagg-N-Go lot previously subdivided through the county and adds lots for right-of-way dedications, including the planned Granite Credit Union. The Planning Commission recommended approval. No one spoke.
