  5. May 19, 2020 · City Council

Revised Sage Park Business Center development agreement

    Approved with conditions · 5-0

The council approved the revised agreement with two conditions: reimbursement for road upsizing uses unimproved residential rather than agricultural land value, and the right-in/right-out access follows the attached concept plan and existing city spacing and design standards, including acceleration and deceleration lanes. The road is up to a 94-foot major collector set by the city, with reimbursement for width beyond 65 feet. Applicant Isaac Patterson of Patterson Construction said the traffic impact alone would not warrant a collector road width and that he would prefer to withdraw the rezone and build only residential. Gray opposed the access without acceleration lanes. Curtis wanted a 77-foot road.

  6. May 5, 2020 · City Council

Revised Sage Park Business Center development agreement

    Tabled · 5-0

The council tabled a revised agreement for Sage Park Business Center near Eagle Mountain Boulevard, a change from residential to commercial (storage units and flex buildings). Applicant Isaac Patterson of Patterson Construction proposed reimbursement for road upsizing above a 53-foot road. Staff said the width is set by the city at 94 feet for a major collector, with reimbursement only above 77 feet at unimproved agricultural value. The developer wanted right-in/right-out access guaranteed; the City Attorney said the language allows but does not guarantee it. Patterson said the developer would withdraw the rezone and build residential if the amendment were denied. Council Member Colby Curtis said the city was not being treated fairly; Love agreed; Council Member Jared Gray said the storage units were approved in exchange for the road expansion; Council Member Donna Burnham proposed tabling for negotiation.
