Planning commission recommends against Perry's commercial switch at Traverse Mountain

August 27, 2026, 7:00 p.m. · Lehi City Council Chambers, 131 N. 100 E.

The Lehi Planning Commission on Aug. 27 sent the City Council a negative recommendation on Perry Commercial's request to change about 5 acres near Timpanogos Highway and Mountain View Road from high-density residential to highway commercial in the Traverse Mountain Area Plan. Staff noted the land could otherwise hold 75 units. The commission recommended R-1-22 half-acre zoning for the 4.4-acre Pasture Walk annexation and Nick Nelson's rezoning from TH-5 to A-1 for a home on 1193 N. 2300 West. A setback exception for the 235 Office Suites on State Street was withdrawn.

Agenda, item by item

  1. Item 3.1 · General plan

Perry Commercial Traverse Mountain Area Plan amendment (tabled from Aug. 13)

Recommended for denial · Timpanogos Highway and Mountain View Road (approximately 633 W. Sunrise Way)

Perry Commercial asked to change about 5 acres at approximately 633 W. Sunrise Way, fronting Timpanogos Highway, from High Density Residential to Highway Commercial. Staff said nearby parcels on Sunrise Way hold a bank and an office building, and that if the change failed, the land and the land to the north would stay high-density residential with room for 75 units. Those units could be transferred within the same planning district. The draft council ordinance says the commission gave a negative recommendation, and Engage Lehi confirms it. The council item set for Sept. 22 was postponed at the petitioner's request.

    • Applicant: Perry Commercial
    • Acres: ~5
    • High Density Residential → Highway Commercial
    • Alternative: 75 high-density units possible

  3. Item 3.3 · Annexation

Pasture Walk annexation zoning, 4.4 acres near 900 N. 1000 West

Jeanne Walker asked for R-1-22 (half-acre lot) zoning for a 4.4-acre undeveloped annexation that would close an existing county island. The land is designated Very Low Density Residential Agriculture. The council accepted the annexation petition Aug. 11. Engage Lehi reports a positive recommendation, and the annexation, its agreement and zoning were set for council action Oct. 13.

  4. Item 3.4 · Zoning

    Nelson zone change, TH-5 to A-1 at 1193 N. 2300 West

    Recommended for approval · 1193 N. 2300 West

Nick Nelson asked to rezone about 2.1 acres from TH-5 to A-1 so he can build a single-family home. A-1 fits the VLDRA General Plan designation, and the property meets the one-acre minimum and has 100 feet of frontage. The DRC required water dedication of 0.45 acre-feet per acre culinary and 3.24 acre-feet per acre irrigation before the ordinance is recorded. Engage Lehi reports a positive recommendation; the council considered it Sept. 22.

    • Applicant: Nick Nelson
    • Acres: 2.13 (council report)
    • TH-5 → A-1
    • Water dedication: 0.45 ac-ft/acre culinary, 3.24 ac-ft/acre irrigation
