    Approved · 4-1

The site is Lot 2, Plat 1, Sweetwater Industrial Phase A, about 5.14 acres, for a light industrial building for construction and building materials sales. Wright pulled the item to clarify pedestrian-scaled design standards in the Sweetwater Industrial Overlay (EMMC 17.53.060(A)), and Clark agreed. Wood said the roof design did not meet EMMC 17.72.040(C); Senior Planner David Stroud said staff reads that standard as open to interpretation and plans a consultant review. Council Member Jared Gray said the site suits the use, near the sewer plant and far from homes.
