    Discussed

Planning staff described a request to rezone a single-family lot from R-1/5,000 to FB-UN1 to allow six for-sale townhomes; the Planning Commission forwarded a positive recommendation. Council Member Fowler questioned whether the zoning fits an area short on off-street parking and wanted a development agreement tied to an attainable price. Council Member Dugan worried the allowed height (roof up to 30 feet versus 28 under current zoning) and setbacks could be out of place in a one-story neighborhood. Council Member Puy noted a high water table and said he generally supports density, especially for-sale family housing. Council Member Wharton wanted to know the bedroom counts. A public hearing was set for Nov. 10.
