Zoning map amendment at approximately 256 East 300 South

    Continued · 7-0

The council heard a request to rezone the property from R-MU to D-1 to allow a hotel in a 185-foot building; the Planning Commission forwarded a negative recommendation. Most speakers opposed it, citing height and scale, views and sunlight, traffic, pedestrian safety, hotel late-night activity and transient use, inconsistency with the Central Community Master Plan, and that bike stations and a hotel are not sufficient community benefits; a Central City Neighborhood Council representative said mixed-use zoning would better fit the plan. One group supported redevelopment of the vacant parking lot but opposed D-1. A supporter described an art-focused hotel with gallery space for local artists, and the petitioner cited housing, jobs and cultural uses. Action was deferred.

Zoning map amendment at approximately 256 East 300 South

    Discussed

Staff presented a request to rezone the property from R-MU to D-1 to allow a hotel in a new 185-foot building; the zoning had recently changed from R-MU to MU-8, and the Planning Commission forwarded a negative recommendation. The applicant said a hotel was found most feasible after a lengthy process and offered public use of hotel amenities such as a fitness center, restaurant, pool and shops. Members raised concerns about height and no setbacks, said they preferred housing to a hotel, and discussed adding housing and past attempts to redevelop the site. The applicant said he would work with the owner on alternatives.
