Rezone and master plan amendment at 1950 and 1948 South West Temple

    Discussed

Staff presented a request to rezone 1950 South West Temple and part of 1948 South West Temple from RMF-35 to CG (General Commercial) and amend the master plan to Medium Residential/Mixed Use, so Intermountain Wood Products can build a new office building on uniformly zoned land. Council members and staff discussed building height, the goals of the neighboring RDA project area, and CG setbacks. Applicant representative Paul Washborn said the developer would enter a development agreement limiting height to 35 feet and said the proposal would not hurt the surrounding neighborhood. A hearing was set for May 3.

The council held a hearing on rezoning the properties from RMF-35 to CG and amending the master plan to Medium Residential/Mixed Use so Intermountain Wood Products can build an office building. One speaker opposed it, citing possible noise and traffic and the effect of added height next to a single-family zone. The council closed the hearing, deferred action and directed staff to work with the petitioner and City Attorney's Office on an agreement limiting building height to 35 feet.
