Lehi council and Planning Commission weigh planning for 50% ADU use and Thanksgiving Point density in General Plan work session

The City Council and Planning Commission met in a joint work session on the General Plan land use update. Staff said density was moved toward transit-oriented development (TOD) areas and away from Main Street and other non-TOD areas, and most members preferred planning for 50% use of accessory dwelling units (ADUs). The group discussed proposed added density at Thanksgiving Point, including a trigger-based approach. The council then voted unanimously to go into closed session on reasonably imminent litigation.

Planning Director Kim Struthers said staff research found about 8% of households likely to have an ADU, possibly more, but he did not believe the city would reach 20%. He said staff removed density from Main Street and other non-TOD areas and increased it in the Mill Pond area. Most members said they would prefer the city plan for 50% ADU utilization. The group discussed concerns and potential benefits of added density at Thanksgiving Point, including a trigger that, once reached, would let the council allow more density.
