Bonanza 5-acre site redevelopment design and strategy preferences (work session)

Discussed · Bonanza 5-acre site, Kearns Boulevard and Bonanza Drive

The Brinshore and GTS team presented a design with a village green of more than two acres, about 70% open space, retail or nonprofit uses along Bonanza, six live/work units on Kearns, about 7,000 square feet of education space and a 316-stall garage. Density options were 106 units with three stories, 115 with one four-story building and 126 with two. Garage costs were $75,000 a stall on the first level and $120,000 to $125,000 on the lower level. The city committed $30 million plus $100,000 per market-rate unit. A majority supported one four-story building if sight lines are maintained, with Council Members Ciraco and Parigian favoring two and Council Member Toly one; Council Members Dickey and Parigian opposed seeking code exceptions; Council Member Rubell supported a four-story building on Kearns and wanted arts space. The team will return with unit mixes, parking costs, solar and view studies. Public input is set for September 24 and final approval for an October meeting. No vote.
