Alington PUD (Flex Homes)
A planned unit development of flex homes and other housing on Main Street in Grantsville's Mixed Use zone. Alington PUD ordinance 2026-27 and master development agreement, Resolution 2026-62 (tabled)
Tabled · 3-1
Planning and Zoning Administrator Shelby Moore presented the Alington planned unit development at roughly 948 East Main Street (SR-138) in the Mixed Use zone, with a corrected deviation table that had counted moderate-income units as single-family. The plan was revised after the previous meeting: quarter-acre lots next to existing Sun Valley Drive properties, about 25 fewer homes, higher density moved toward Main Street and away from Cook Lane, a larger paseo, metal no-climb fencing along adjoining residential boundaries, and a requested 12-inch water line connection between Maverik and Sun Valley Drive. Discussion covered traffic calming on Cook Lane, a 90-degree turn and possible stop signs, a playground, pickleball courts, pavilions, a dog park and a stormwater detention basin, and a UDOT corridor study showing a future right-of-way of about 117 feet on Main Street, with widening five to ten years away. Councilmember Derek Dalton cited Section 12.2 of the land use code requiring single ownership of all land in a PUD; developer Joe White said Ironwood Real Estate owns about two-thirds and 359 Investments the rest and that they could be consolidated into one LLC. The city attorney said approval could be conditioned on consolidation, but Dalton and Councilmember Rhett Butler wanted it resolved first. The council tabled both items 3-1, with Councilmember Jeff Williams opposed.
