Agenda, item by item

  1. Item B-1 · Public hearing

Rezone, master plan amendment and alley vacation, 1550 South Main Street assemblage (hearing)

No action · 5-0 · 1518-1546 South Main Street and 1515 South Richards Street

The Council held a hearing on rezoning 1518, 1530, 1540 and 1546 South Main Street and 1515 South Richards Street from Corridor Commercial and R-1/5,000 to FB-UN2, amending the Central Community Master Plan future land use map and vacating an adjacent City alley, to combine the land for a mixed-use, multi-family development (Petitions PLNPCM2021-1191, 2022-00065 and -00086). Seven speakers addressed it. Some supported more density and mixed use, and two supported the alley vacation. Others, including the Ballpark Community Council chair and a member, said the project's lack of setbacks on Main and Kensington Streets, limited green space and walkability conflicted with the recently adopted Ballpark Station Area Plan and urged a development agreement. One speaker opposed the alley vacation because alleys serve walkers and cyclists, and one raised density bonuses for lower-income housing and public process concerns. The hearing was closed and action deferred. Council Member Mano was absent for this vote.
