Rezone 4336 South 1650 West from Airport Commercial to FLEX (Ordinance 2024-26)
Approved · 7-0
MTK Holdings, LLC petitioned to rezone 10.23 acres from Airport Commercial (A-C) to Flex Industrial (FLEX), saying the wider range of industrial and commercial uses would attract businesses. The Planning Commission unanimously recommended approval, finding the change consistent with the General Plan, on the condition that the applicant complete a subdivision so the property line matches the zone boundary. Planning Manager Barton Brierley said building heights near the airport are already limited and uses that draw large gatherings are prohibited. The applicant's representative said FAA approval is required for building construction and crane use. Heath Satow spoke in favor. Council Member Hyer said the site is next to the airport and uses must be appropriate; Council Member Choberka agreed.
- Applicant: MTK Holdings, LLC
- Acres: 10.23
- Current zone → proposed: Airport Commercial (A-C) → Flex Industrial (FLEX)
- Planning Commission: unanimous recommendation of approval, with condition of a subdivision to match zone boundary

Pieder Beeli criticized the recent property tax increase and the city's operation of a golf course and enforcement of property maintenance codes. Tiana Tua asked what the new conduct language includes; Chair Richey pointed her to page five of the Rules and Norms. Heath Satow asked for an update on Dinosaur Park. The mayor said the former wildlife center building has been demolished, utility issues and staff resignations slowed the project, a new executive director is in place, and the project is in two phases including an all-abilities playground.
