Agenda, item by item

  1. Item W1 · General plan

Ogden Bend mixed-use zoning text amendment and master plan update (work session)

Discussed · Ogden Bend area, near Wall Avenue and 18th Street

Planning Manager Barton Brierley said the proposal would change building types allowed, maximum building lengths fronting streets and sign standards in the mixed-use zone to match the updated Ogden Bend Master Plan. The Planning Commission recommended that in mixed-residential areas at least one building type making up 25% of buildings or dwelling units be platted or condominiumized for individual ownership. Responding to requests from property owner Lotus Development, the commission raised the maximum height from four to five stories, cut first-floor height from 14 to 10 feet, kept 10-foot setbacks on Wall Avenue and 18th Street, said surface parking is already allowed and said buildings on Wall Avenue, Washington Boulevard and 20th Street can appear separated. Lotus had asked for six stories at 18th Street and Wall Avenue. The commission recommended the Redevelopment Agency adopt the master plan amendment and the council the code change; action is set for August 20.
